5 Creative Real Estate Marketing Ideas That ACTUALLY Work

The real estate industry is growing more saturated each day, so you need to know how to set yourself apart. These five real estate marketing ideas are tried and true and have helped me grow my business exponentially.

1. Building a website

Having a website is the best way to have ownership of your content. But just having a website doesn’t set you up for success and a good SEO presence. You need to think of your website as being the single greatest tool for people wanting to buy, sell, or move to the area where you work.

If someone wants to move to Portland, they want to know all about what life is really like in Portland. Schools, homes, seasons, what are some of the biggest misconceptions about the area? Don’t inundate people who visit your website with gimmicky sales pitches or “click here! – click there!” hyperlinks everywhere. Be real. Be useful. Be the kind of website you’d want to find if you were thinking of moving somewhere.

2. Blogging

Along with your website, blogs are a great way to own evergreen content. This means content that will always (or nearly always) be relevant. These are assets that will never go away. Best of all, you can do this totally for free! This is another great way for your readers to get to know you. But if you don’t love writing, don’t think you are good at writing, or just flat out don’t have the time, you can always hire a copywriter with blogging and SEO experience.

Regardless of how you create these blogs, they are far more useful than spending your money on countless ads on Facebook and Instagram. Remember, the intent to buy on social media is extremely low. When was the last time you actually clicked on one of those? Probably never.

3. Google Business

Once again…free! Google business is a great free resource to pull up your rank on Google and Google maps. Have you ever wondered why some businesses are just “present” on Google and Google maps, and some seem really user friendly, with pictures, notes from the owner, a little bio, etc.? You’re going to pick the business you've got to read more about, right?

The most important thing to keep in mind here is that this only works if you regularly engage. You need to go in there often to upload pictures and videos and other content. If you don’t, your ranking will fall as others do and take your spot. Search engines are incredibly useful resources, and too often people don’t know how to harness their power.

4. Facebook Groups

Ok, Facebook groups are good, but listen closely because they can be a mess. Most people you see out there using Facebook groups to attempt to grow their business are probably doing it wrong. They build these groups, stuff them with people, then post stupid things like “Hey, getting a coffee!” Dude, chill. Nobody cares that you got coffee today or ran into Karen.

What you need to do is cultivate your Facebook groups around your specific niche. You need to add value to being a part of this group. Talk about what you know a lot about or can really relate to. What would someone like you want to read about or see about? You’ll never do a good job being somebody else; just be you.

5. Build a YouTube channel

Come on guys, you knew I wasn’t going to be able to not talk about YouTube. Get on there and get some content going! We get told over and over how to do things as realtors. The bottom line is that if you just follow that one basic rule of providing value, you can’t go wrong. You don’t need to go interview businesses and restaurants. Nobody gets on YouTube to find great Thai food in their area; they get on Yelp or Google. 

You want to create content that search engines are going to use to drive traffic to you. Again, what do you know a lot about? What would you want to know more about if you were moving here? Don’t try to be anything but yourself, let your viewers get to know you through your channel. If you’re being genuine and providing content that people want and need, you can’t go wrong.
